ATTENTION RV RESERVATIONS
We attempt to honor all RV site requests, but we must maximize space in the RV Park, especially during our short peak season. We guarantee RV site TYPE, but we cannot guarantee specific site number(s) to any guest. If you have any questions, please contact the office at any time.


PAYMENT POLICY
CANCELLATION POLICY
Please refer to the chart titled "Ouray Riverside Resort - Cancellation Policy" included in your confirmation email. You may also find this chart in the Policies section of our website: Ouray Riverside Resort Policies

Please keep in mind that many of our guests make vacation plans to Ouray months or up to a year in advance. We understand that sometimes plans change and guests need to move their dates or even cancel a reservation. We do not take "deposits" for any reservation in over 60 days, but we do always require a valid credit card on file to hold a reservation.

Rate changes MAY occur from the time of your original booking if you have booked the previous year. We allow guests to book up to one year in advance. Rate adjustments (if needed) are made in December for the following year. Reservations made for a stay in the same calendar year will not have any rate adjustments applied.

Gift Certificates may NOT be redeemed for any reservation dates that encompass a holiday period or special event. Gift Certificates have no cash value and may only be redeemed once. Guests may not cancel a reservation made with a gift certificate and receive another credit for a future date or receive the balance on the gift certificate in cash or credit back to a credit card.

Electric Vehicles (Not Applicable to the Designated RV)
There is a $25 daily fee everyday of your reservation when charging electric vehicles. This applies to all types of lodging reservations (Cabins, Inn, RV Sites). As we cannot Police when vehicles are plugged in, if we observe an unauthorized vehicle other than a designated RV in a site, we will assess a $25 fee to everyday of your reservation for excessive electric usage.


CANCELLATION POLICY

We send email and text reminders of your reservation on 90 days, 60 days, 40 days, 10 days and 1 day prior to the start of your reservation to assist you with your vacation plans. Please check your reservation carefully to ensure that you know your arrival and departure dates. Refunds (or gift certificates) are not given for unused portions of a reservation due to an early check-out after you have arrived at the Resort.

ALL CANCELLATION REQUESTS MUST BE RECEIVED VIA EMAIL so that we have a record of the request. We will send you confirmation of the cancellation via email for your records. If you do not receive a cancellation email, it is your responsibility to contact us by phone to ensure that your reservation has been cancelled and request the email cancellation notice.

Guests who fail to call and cancel or "no show" will NOT be issued a Gift Certificate for a future stay.

Group or multiple cabin / hotel / RV site reservations
Our definition of a "group" or "multiple sites and/or Cabin / Hotel Room" reservation is 3 or more Cabins, Hotel Rooms and/or Sites coming in together with overlapping dates and meeting at our Resort. Group or multiple Cabin / Hotel / Site reservations create a higher risk for multiple cancellations, as people are often traveling together. For this reason, these reservations are NON-REFUNDABLE back to your credit card on file and must be paid in full at the time of booking if booked in the same calendar year. If booked in the previous calendar year for the next season, payment is required by April 15th of the following year. Booking reservations separately online or over the phone does not create an exemption from this policy. Cancellation of any reservation that is part of a group or multiple reservation, regardless of the date of cancellation, will be issued a Gift Certificate for the total charges and may be applied towards a future stay date 180 days from your cancellation date. If the cancellation is due to an RV accident/breakdown, or due to hospitalization, illness, or death in the family, please refer to our cancellation policy specifically related to these events.

Attention
We have a ZERO CANCELLATION POLICY for Memorial Day weekend, 4th of July week, Labor Day weekend, Thanksgiving weekend, Christmas Eve and Christmas Day, New Year's Eve and New Year's Day, Ice Festival, or Special Events. These reservations are 100% NON-REFUNDABLE and must be paid for at the time of booking if booked in the same calendar year. Ice Festival Reservations, Christmas Eve and Christmas Day, New Year's Eve and New Year's Day, if booked in the previous calendar year, must be paid for by October 1st (or at the time of booking if booked after October 1st). Guests will not be given a Gift Certificate for the cancellation of these bookings. If booked in the previous calendar year for the next season, payment is required by April 15th of the following year, or your reservation will be cancelled.

Cancellation due to vehicle breakdown/accident, hospitalization, illness, or family death
We understand that Vehicle breakdowns or accidents occur at the worst possible times and are often very costly. If you have a documented accident or experience a primary vehicle breakdown in-route that has been documented, we will consider refunding your entire reservation, less a 10% credit card processing fee, if notified greater than 72 hours to arrival.

Notification in under 72 hours will result in the first night of lodging fees charged, and then a review for consideration of refunding the remaining reservation. Proof of the accident or breakdown must be submitted to our office.

Should a guest become so ill that they cannot travel or require hospitalization before their scheduled arrival (with at least 72 hours of notification) or during their stay, the owners will consider waiving fees. We will require an official doctor's note or proof of hospitalization to waive all cancellation fees, less a 10% processing fee.

If a death in the immediate family occurs, a copy of an obituary will be required for a waiver of all cancellation fees, less a 10% credit card processing fee if notified with at least 72 hours before arrival. Notification in under 72 hours will result in the first night of lodging fees charged, and then a review for consideration of refunding the remaining reservation.

Cancellation due to Colorado Inclement Weather in the area
This is effective ONLY for the dates of November 1st-May 1st. Remember we are in Ski Country! Guests plan their winter vacation hoping for Snow and prepare for travel accordingly (such as a 4x4 vehicle). Note that Ouray and Southwest Colorado are famous for skiing, and back-country snow adventures. We hope and plan to see snow, so be prepared for travel in these conditions. Ouray and the surrounding cities also plow and have resources to deal with snow. At Ouray Riverside Resort / Jeep Ouray we have 4x4 Jeep rentals on-site available year-round.

Should you cancel your reservation due to Colorado Inclement Weather in our specific region that has resulted in the Colorado Department of Transportation (CDOT) clearly advising against ALL road travel to our specific area, we will cancel the reservation at no charge to the guest IF THE GUEST CALLS OR EMAILS with a cancellation, less a 10% processing fee.

CDOT stating that "travel will be difficult" is normal during winter months. If CDOT must state "Travel should be limited to emergencies and essential reasons only" to qualify for a partial refund in under 72 hours before arrival - less the first night lodging and fees. Guests who fail to call and cancel or "no show" will not be issued a refund. Please visit CDOT.GOV for road closures, and updates. 


CHANGING / MOVING YOUR DATES
Changes made prior to the cancellation deadline for your specific type of lodging will not incur any type of cancellation fees. 

Changes made after the cancellation deadlines for your specific type of reservation, but more than 72 hours before the arrival date are permitted but will result in a gift certificate that must be utilized for a new arrival date within 180 days of the original reservation.

Changes made less than 72 hours prior to arrival date that result in a reduction of the number of days will incur a non-refundable first night lodging fee. The remaining balance of removed nights will be given in the form of a gift certificate. A guest that reschedules (in lieu of cancellation of reservation) must have a new arrival date within 180 days of the cancellation date and must pay for their reservation in full at the time of booking.


CHECK-IN & CHECK-OUT
Cabin / Hotel Room Check-in / Check-out: 4:00 PM & 11:00 AM
RV Check-in / Check-out: 1:00 PM & 11:00 AM

Cabins / Hotel reservations will need to telephone our office (or respond to text messaging sent to your phone) during regular office hours to let us know what time you expect to arrive, so we can plan to open your Cabin / Hotel Room and to provide you with the key and codes for the respective shower/restrooms. If you fail to call, you will not be able to access your Cabin / Hotel Room until the following morning when our office opens, and you will be charged for the night’s stay.

RV reservations which arrive after the regular office hours will have a reservation packet inside the "INFO BOX" with the RED LID next to the front door of the office.

You will need to check in at the office no later than 9:00 AM the following morning.
Please request to extend your reservation (if available) by 9:00 AM if you wish to stay another day.

Additional charges will be incurred for late departures. No refunds for early departure or adverse weather.


MAIL DELIVERY
The United States Postal Service (USPS) does NOT deliver or pick up mail to our street location. As a business, we have a private post office box in town, but we are not permitted to allow our guests to send mail to this post office box. If you need mail sent to this location, please use UPS or Fed-Ex for your delivery service and your package will be delivered to our office front door. The address should include the following:

VISITORS
All visitors must check in at the office. It is $10.00 per guest, if your visitor(s) will be spending the night.


VEHICLES AND PARKING
Speed limit is always 5 MPH within the Resort! This is for everyone's safety and to keep the Resort a pleasant environment for all our guests. If you are stopped for speeding, we will kindly remind you to follow the posted signs and reduce your speed.

Guests at Riverside Inn & Cabins: Due to our limited parking spaces, no trailers are allowed at this location. We have overflow parking available at Ouray RV Park & Cabins, less than 1/8 of a mile away. Advanced reservations for these overflow spaces are required.

All RV’s must be parked as instructed by an Ouray Riverside Resort Staff Member (unless you are directed to self-park in the winter season). Our policy is to guide you into your space in order help you maximize the space in your site and avoid any problems. For the safety of your neighbors, confusion of which utilities to use, and fire code / safety reasons, all Trailers and Motorhomes must be backed into RV sites (unless a Pull-thru site). The only exception is a Day use vehicle (such as a Sprinter), that is NOT using utilities. Parking of tow vehicles should not obstruct the main road in front of your site.

Riding ATVs of any sort is strictly prohibited on Resort property. You may drive your ATV up to the gas station adjacent to the Resort and back to your Cabin / RV site only. Only adults can drive ATVs to the gas station.

Ouray does not allow any ATVs (even if licensed and plated) to be driven on HWY 550 (Main St). If you drive to the gas station adjacent to the park, stay on the shoulder.

RV site includes RV + 2 additional items (pull thrus and extra wide premium sites may have 3 additional items). Only 1 RV (Sleeping domicile) per site, per City regulations. If you have too many items for your site, please ask us about available overflow parking at $25 per day, and we will be glad to assist you.

Outdoor gazebos are allowed in your RV site if they do not interfere with adjacent sites. Be advised that these must be tied down securely, as we have strong winds in the Resort during all seasons.

We are NOT ZONED for Tent Camping. Additional tents for sleeping may NOT be set up on Resort property. 

Washing of RV’s is allowed within the Resort at no additional charge.


PET POLICIES
Pets are not allowed in any public buildings, hotel rooms or cabins EXCEPT designated pet-friendly rustic cabins. We must be notified IN ADVANCE of pets that will be going into those specific cabins. If you booked through an external website (Booking.com, Expedia, AirBNB, etc.) you must call the office in advance to verify the cabin you have booked is pet friendly and pay all additional fees up front.
Pets are always permitted in RV sites if kept quiet and leashed when walking through our Resort or outside of your RV. Do not leave your pet outside unattended! We do not have any restrictions on size or breed. No more than 4 pets per RV site.

We accept a maximum of 2 pets per Rustic Cabins.

Note: All rustic cabins with pets require a $100 refundable deposit and a $20 per pet / per night non-refundable cleaning fee. The Pet Fees with all reservations is automatically added to the reservation at booking. Add the number of Pets during initial reservation via Guests drop down box. 

Pets may not be left unattended in the Cabin UNLESS THEY ARE CRATED while the pet owner is "off property" to ensure the pet's safety and comfort. Any reported violation of this will result in the entire loss of the refundable pet deposit. 

We do not have a designated pet walk. Many guests enjoy walking pets by the Riverwalk. Clean up after your pet immediately! We want to keep the Resort nice for all of the guests. If you or your guests are observed by staff to be in violation of our pet policies, one verbal warning will be issued. A second violation of our policies will result in an immediate eviction from the Resort with no refund.


CAMPFIRES
Wood burning campfires are NOT permitted in the Resort due to the fire risk associated with severe high winds in the area. Propane firepits, charcoal grills, and wood pellet grills are permitted (unless Ouray County has deemed any fire restrictions for the season). Please dispose of your coals after they are completely cold in the dumpster. 

We offer propane firepits for rent at the office, which many of our guests find very enjoyable. Please contact us to reserve a firepit and we will deliver to your Cabin or RV site! We also have community firepits at both the RV Park and Riverside Inn locations. 


GENERAL COURTESY
- No excessive consumption of alcoholic beverages
- Please do not damage the trees or shrubbery
- Quiet hours are from 10:00 PM – 8:00 AM
- Our Showers/Restrooms are closed daily from 11AM – 1:00 PM for cleaning
- Gasket or threaded elbows must be used on all RV sewer hook-ups
- Trash in the dumpster that is centrally located at the Resort
- No trash outside, as we have visits from bears and other animals


CABINS & HOTEL ROOMS RENTAL POLICY
A valid credit card is required on file for all Cabin and Hotel Rooms. While in the Cabin or Hotel Rooms, please remember the following:

NO SMOKING, NO VAPING or MARIJUANA USE in the Cabin or Hotel Rooms or on the decks of the Cabins or Hotel Rooms. Smoking or Vaping is allowed only at the picnic tables adjacent to the cabins. Guests must properly dispose of cigarettes after they are completely extinguished for fire safety. Smoking of marijuana is completely prohibited on Resort property.

If evidence / observation of violating the smoking policy, a $300 fee will be added to your bill

Do not walk floors or decks with crampons, yak-tracks, or spiked footwear of any kind. You will be responsible for any damage.
 
No pets are allowed in the Deluxe Cabins at any time.
 
You may use your own portable grill on the grass or the picnic table in front of the cabins. No grilling on the decks of the cabins for fire safety. We also have a public grill at the Riverside Inn property.

No cooking in the camping cabins beyond the scope of the microwave

Towels and linens are not to be removed from the cabin or taken to the hot springs

Do not leave the doors open or remove the screens, as it will attract bugs and possibly animals into the cabin

Lock all the doors when you leave the cabin for the day

All items in the cabin and hotel rooms are inventoried before your arrival and at your departure

Missing items from the cabin will be charged back to your card on file

Showers are closed from 1200-1400 daily for cleaning, so please plan accordingly

Our Cabins and Hotel Rooms are cleaned professionally for the next guests, we ask that you leave the Cabins and Hotel Rooms in good condition, as expected with any Rental.

Please take all major trash to the dumpster if it does not fit in the trash cans.

Wash all dishes and place them in the dish drainer.

Turn off the coffee pot, all appliances in the kitchen, television, and lights as your leave. Do not turn off heat/ac units, please!

Lock the door upon your departure. (if you have keys, please leave them on table in room)

Check out time is 11:00 a.m. Please notify front desk upon departure.


JEEP RENTAL POLICIES
TIRE AND WINDSHIELD INSURANCE: Purchase tire & windshield insurance for $30 per day vs. replacement tires at $425 each and windshields at $750. Insurance covers (1) tire per day under normal driving conditions.

Auto Insurance
You must provide your own proof of comprehensive, collision, and property liability insurance prior to rental. This will not be found on your insurance card. All of the required information can be found on an insurance declarations page. We do not provide or offer any insurance of any type. You are responsible for 100% of all liability, damage or loss by you including damage caused by weather, acts of God, or terrain conditions. You are responsible for the cost of repair or actual cash value of the vehicle on the day of loss if it is not repairable or if we elect not to repair it. You are responsible for the theft of the vehicle, loss of use, diminished value of the vehicle caused by damage to it or repair of it. Damage or replacement costs are determined by manufacturer’s List Price at the time of the incident.

Cancellations
All rentals will be charged a $35.00 non-refundable deposit at the time of booking. This deposit will be added towards the total amount of the rental. All jeep rentals will be charged automatically to the card we have on file 72 hours prior to your 1st day of rental. These reservations MUST be canceled 72 hours before your 1st rental day in order to receive a full refund (minus the $35.00 non-refundable deposit). When reservations are cancelled after being charged within 72 hours of arrival we will keep one day's rental charge for cancellation as well as the $35.00 non-refundable deposit. Please note: Voicemails will not be accepted for cancellations under any circumstances. ALL CANCELLATION REQUESTS MUST BE RECEIVED VIA EMAIL so that we have a record of the request. We will send you a confirmation of a cancellation via email for your records. If you do not receive a cancellation email, it is your responsibility to contact us by phone to ensure that your reservation has been cancelled and request the email cancellation notice. Changes to reservations will only be accepted up to 72 hours prior to rental.

Additional drivers
Anyone 25 years of age or older with a valid US Driver's License may be an additional driver for a rental. Anybody driving must provide separate full coverage auto insurance unless there is proof that they are covered under the primary driver’s insurance. Their name, date of birth, and phone number must also be listed on the rental agreement.

Prohibited
Black Bear Pass and Poughkeepsie Gulch are prohibited in all rentals. We also prohibit ANY pets to be inside of our jeeps at ANY point throughout the rental- unless the Jeep is one of our designated Pet Friendly Jeeps, and a Pet Deposit / Fees are paid in advance. If evidence of a pet is found after your return you will be charged a $500.00 fee, no exceptions. You will also be charged the cost of damages and the cost of loss of use for the jeep during time of repairs, no exceptions. If evidence of a pet is found (even if no damages are left behind) you will still be charged a $500.00 fee for violation of our pet policies.

Pickup and drop-off
Rental pick up is any time after 6:00pm the evening prior to your rental. If you are unavailable to pick-up your jeep the night before, please contact us to see if we are available to schedule a different time. All jeeps MUST be returned by 5pm on the final date of your rental. You will get the chance to perform your own inspection prior to leaving the property in the jeep to notate any previous "damage" or dirt that you do not want to be liable for. An onsite manager will assist you in this inspection as well as complete their own with each return.
Late fees and extra info

After being 5 minutes late you will be charged an additional $50 per hour. We typically sell out of jeeps 100% and late returns result in the next customer being delayed picking up their jeep. Unless concierge service ($25 charge plus gas) is purchased ALL jeeps must be returned with a full tank of gas AND clean, no exceptions. We will provide ALL renters with FREE 7-minute access to our car wash on site. Any jeeps returned needing excessive cleaning may result in an additional charge of $100. 


SAFETY & DISCLAIMER
Please secure your own valuables. The Resort is not responsible for loss or theft. The Resort is not responsible for any accidents or injuries on property.
