COVID-19 POLICY UPDATES

We apologize for the length of this update, but in these uncertain times we want to provide you with detailed information. Please do NOT skim this document! We ask that you read all information carefully, as certain sections may or may not apply to your reservation
Ouray Riverside Resort is open for both short term and long-term lodging! No quarantines are required upon arrival in Ouray County. The Ouray Hot Springs Pool is OPEN with capacity restrictions per Governor's Orders.
Masks are NOT REQUIRED per PUBLIC HEALTH ORDERS in all buildings and outside (when social distancing cannot be maintained). Shops and restaurants in Ouray are OPEN - masks NOT REQUIRED! Guests are no longer required to wear masks for check in, questions at the office, cafe service and use of our laundromat / bathrooms. You do NOT have to wear a mask when in your Cabin, Hotel Room or RV Site.
Charges/Cancellations/Refunds Related to Current COVID-19 State and Federal Travel Guidelines
At this time, Ouray Riverside Resort is NOT charging guests for any future reservations (defined as greater than 60 days for Deluxe Cabins or 30 days for all other accommodation types) as per normal policy until we contact you personally. If, at the time of booking, it is less than 60 days prior to arrival for a Deluxe Cabin or 30 days for all other reservations, you will automatically be charged at the time of booking.
If you have a Deluxe Cabin or Hotel Suite, we will contact you around 70 days prior to arrival. If you have a Rustic Cabin, Hotel Room, or RV site, we will contact you around 40 days prior to arrival. If you booked online, you were NOT charged automatically. You will continue to receive our automatic reservation reminders scheduled at designated dates prior to arrival. We will personally contact you by phone call or text message for ANY future reservation beyond the 30 or 60 day time frame.
Once we contact you to confirm your reservation and you agree to the charges, we will charge you as per normal policy (30 days prior to arrival for Rustic Cabins, Hotel Rooms, and RV sites. 60 days prior to arrival for Deluxe Cabins and Hotel Suites). After you are charged, our normal cancellation policy and extenuating circumstances policy will apply to your reservation and you will not be eligible for a full refund if you choose to cancel for reasons of “personal concern” surrounding COVID-19.
However, the following "Refunds and Cancellations Related to COVID-19 Policies" apply to ALL Reservations:
1. Any reservation that we are forced to cancel due to CLOSURE of our Resort will receive a FULL REFUND if you have already paid in full.
2. Any guest that must cancel due to current travel restrictions that will prevent them from arriving to our location will receive a FULL REFUND if you have already paid in full. Documentation will be required.
3. Any guest that is diagnosed with Coronavirus (or had a known exposure to Coronavirus) and must NOT travel will receive a FULL REFUND if you have already paid in full. Documentation will be required.
If you have not been charged and wish to cancel your reservation, we ask that you respond to this email with a request to cancel as per normal cancellation policies (30 days prior to arrival for Rustic Cabins, Hotel Rooms, and RV sites. 60 days prior to arrival for Deluxe Cabins and Hotel Suites). Please ensure your name (as listed on the reservation) and reservation number are included.
If you booked as part of a Group Reservation, Holiday (Memorial Day, July 4th week, Labor Day, Thanksgiving, Christmas Eve / Day, New Year’s Eve / Day), or Special Event Booking (FJ Summit week, Ice-Fest), these reservations have special cancellation policies and are normally considered non-refundable. For these types of reservations with an arrival date in 2021, we will be contacting you before charging your card by April 15th, 2021. You must make a decision by that time and make a payment IN FULL for these reservation types.
We are hoping and praying daily for the recovery of our country from this terrible pandemic. We are all in this together and this will make us stronger as a community and nation.

We attempt to honor all RV site requests but we must maximize space in the RV Park, especially during our short peak season. We guarantee site TYPE, but we cannot guarantee specific site number(s) to any guest. If you have any questions, please contact the office at any time.
We strive for excellence and want every guest to have a wonderful stay at our Resort!
Please keep in mind that many of our guests make vacation plans to Ouray months or up to a year in advance. We understand that sometimes plans change and guests need to move their dates or even cancel a reservation.
We do not take "deposits" for any reservation, but we do always require a valid credit card on file in order to hold a reservation for you.
Rate changes MAY occur from the time of your original booking if you have booked the previous year. We allow guests to book up to one year in advance. Rate adjustments (if needed) are made in December for the following year. Reservations made for a stay in the same calendar year will not have any rate adjustments applied.
Gift Certificates may NOT be redeemed for any reservation dates that encompass a holiday period or special event. Gift Certificates have no cash value and may only be redeemed once. Guests may not cancel a reservation made with a gift certificate and receive another credit for a future date or receive the balance on the gift certificate in cash or credit back to a credit card.
PAYMENTS: Deluxe Cabins and Hotel Suites booked less than 60 days prior to arrival OR for holidays, special events, or group multiple/ site bookings must be paid IN FULL at the time of booking. Rustic/Historic Cabins, Standard Hotel Rooms, and RV sites booked less than 30 days prior to arrival OR for holidays, special events, or group/multiple site bookings must be paid IN FULL at the time of booking. Deluxe Cabins and Hotel Suites booked greater than 60 days in advance: The credit card on file will be charged for the entire balance 55-59 days prior to your arrival date and is NON-REFUNDABLE back to your credit card on file. See below for detailed cancellation policy.
Rustic/Historic Cabins and Standard Hotel Rooms booked greater than 30 days in advance: The credit card on file will be charged for the entire balance 25-29 days prior to your arrival date and is NON-REFUNDABLE back to your credit card on file. See below for detailed cancellation policy.
RV sites booked greater than 30 days in advance: The credit card on file will be charged for the entire balance 25-29 days prior to your arrival date (maximum 30 days of charges for customers who book greater than a 1 month stay) and is NON-REFUNDABLE back to your credit card on file. See below for detailed cancellation policy.
The owners have designed what we feel is a fair and reasonable policy that will allow guests to make changes or cancel with either no charges or tiered charges (based upon the date of cancellation and type of reservation). Any cancellation prior to your arrival that incurs a fee will be issued a Gift Certificate for the charges as outlined in our policy. This Gift Certificate may be applied towards a future stay date 180 days from your original arrival date so that a guest will have the opportunity to come back to Ouray at another time and visit our Resort.
We send email reminders of your reservation at 90 days, 60 days, 40 days, 10 days and 1 day prior to the start of your reservation to assist you with your vacation plans. Please check your reservation carefully to ensure that you know your arrival and departure dates. Refunds (or gift certificates) are not given for unused portions of a reservation due to early check out after you have arrived at the Resort.
ALL CANCELLATION REQUESTS MUST BE RECEIVED VIA EMAIL so that we have a record of the request. We will send you a confirmation of a cancellation via email for your records. If you do not receive a cancellation email, it is your responsibility to contact us by phone to ensure that your reservation has been cancelled and request the email cancellation notice.
RV SITES: We have a tiered 30-day cancellation on any reservation for RV sites. To avoid any penalties, cancellation must occur at least 30 days prior to the start date of your reservation. Cancellation between 8 days and 29 days prior to arrival will be charged for 50% of the total reservation, regardless of the length of stay (maximum 30 days of charges) and this amount will be issued in the form of a Gift Certificate for guests to use on a future stay in the Resort. Cancellation of an RV site with 7 days or less notice from your scheduled arrival date bears a 100% responsibility for the entire reservation (up to 30 days of charges) and this amount will be issued in the form of a Gift Certificate for guests to use on a future stay at the Resort.
Gift Certificates will be emailed to guests for the total amount of the charges, as we truly want you to come back and stay with us in Ouray!
Guests who fail to call and cancel or "no show" will not be issued a Gift Certificate for a future stay.
GROUP OR MULTIPLE CABIN / HOTEL / SITE RESERVATIONS: Our definition of a "group" or "multiple site and/or Cabin / Hotel Room" reservation is 3 or more Cabins, Hotel Rooms and/or Sites coming in together with overlapping dates and meeting at our Resort. Group or multiple Cabin / Hotel / Site reservations create a higher risk for multiple cancellations, as people are often traveling together. For this reason, these reservations are NON-REFUNDABLE back to your credit card on file and must be paid in full at the time of booking if booked in the same calendar year. If booked in the previous calendar year for the next season, payment is required by April 15th of the following year. Booking reservations separately online or over the phone does not create an exemption from this policy. Cancellation of any reservation that is part of a group or multiple reservation, regardless of the date of cancellation, will be issued a Gift Certificate for the total charges and may be applied towards a future stay date 180 days from your original arrival date. If the cancellation is due to an RV accident/breakdown, or due to hospitalization, illness, or death in the family, please refer to our cancellation policy specifically related to these events.
ATTENTION: We have a ZERO CANCELLATION POLICY for Memorial Day weekend, 4th of July week, Labor Day weekend, Thanksgiving weekend, Christmas Eve and Christmas Day, New Year's Eve and New Year's Day, Ice Festival, or Special Events. These reservations are 100% NON-REFUNDABLE and must be paid for at the time of booking if booked in the same calendar year. Ice Festival Reservations, if booked in previous calendar year, must be paid for by October 1st (or at the time of booking if booked after October 1st). Guests will not be issued a Gift Certificate for a cancellation of these bookings. If booked in the previous calendar year for the next season, payment is required by January 31st of the following year.
CABIN / HOTEL SUITE RENTALS: Deluxe Cabins and Hotel Suites have a minimum 60-day cancellation notification prior to the start date of your reservation. Rustic and Historic Cabins have a minimum 30-day cancellation notification prior to the start date of your reservation. To avoid any charges, cancellation must occur prior to these deadlines. If you must cancel the reservation after the deadline has passed, guests will be emailed a Gift Certificate for the total amount of the charges, as we truly want you to come back and stay with us in Ouray!
CANCELLATION DUE TO RV BREAKDOWN/ACCIDENT, HOSPITALIZATION, ILLNESS, or DEATH IN THE FAMILY: We understand that RV breakdowns or accidents occur at the worst possible times and are often very costly. If you have an accident or experience an RV breakdown en-route to our Resort, we will consider refunding your entire reservation, less a 5% credit card processing fee. Proof of the accident or breakdown must be submitted to our office. Should a guest become so ill that they cannot travel or require hospitalization before their scheduled arrival or during their stay, the owners will consider waiving all fees if the request would incur any type of cancellation fees. We will require an official doctor's note or proof of hospitalization to waive all cancellation fees, less a 5% credit card processing fee. If a guest has a death of an immediate family member, the owners will waive all fees if the request would incur any type of cancellation fees. A copy of the obituary will be required for a waiver of all cancellation fees, less a 5% credit card processing fee.
CANCELLATION DUE TO INCLEMENT WEATHER IN THE AREA: This is effective ONLY for the dates of October 1st-May 1st. Should you need to cancel your reservation due to inclement weather in our specific region that has resulted in the Colorado Department of Transportation advising against road travel to our specific area, we will cancel the reservation at no charge to the guest IF THE GUEST CALLS OR EMAILS with a cancellation, less a 5% credit card processing fee. Guests who fail to call and cancel or "no show" will not be issued a refund.
CHANGING YOUR DATES: We are happy to assist you with reservation changes at any time. Changes made 30 days or greater prior to arrival will not incur any charges. Changes made less than 30 days prior to arrival that result in a reduction of the number of days for your rescheduled dates will incur either 50% percent or 100% responsibility for those removed days as deemed in our standard cancellation policies. The guest will be issued a Gift Certificate for the total charges and may be applied towards a future stay date 180 days from your original arrival date. A guest that reschedules with less than 30 days prior to their arrival date must have a new arrival date within 90 days of the original arrival date and must pay for their reservation in full at the time of booking.
CHECK-IN & CHECK-OUT
Any visitors to your Cabin, Hotel Room, or RV site must check in at the office and obtain a visitor pass.
Cabin / Hotel Room Check-in / Check-out: 4:00 PM & 11:00 AM
RV Check-in / Check-out: 1:00 PM & 11:00 AM
Cabins / Hotel reservations will need to telephone our office during regular office hours to let us know what time you expect to arrive, so we can make arrangements to open your Cabin / Hotel Room and to provide you with the key and codes for the respective shower/restrooms. If you fail to call, you will not be able to access your Cabin / Hotel Room until the following morning when our office opens, and you will be charged for the night’s stay.
RV reservations which arrive after the regular office hours will have a reservation packet inside the "INFO BOX" with the RED LID next to the front door of the office. You will need to check-in at the office no later than 9:00 AM the following morning.
Please request to extend your reservation (if available) by 9:00 AM if you wish to stay another day. Additional charges will be incurred for late departures. No refunds for early departure or adverse weather.
The United States Postal Service (USPS) does NOT deliver or pick up mail to our street location. As a business, we have a private post office box in town, but we are not permitted to allow our guests to send mail to this post office box. If you need mail sent to this location, please use UPS or Fed-Ex for your delivery service and your package will be delivered to our office front door. The address should include the following:
YOUR NAME, c/o Ouray RV Park and Cabins, 1700 Main St., Ouray, CO 81427.
All visitors must check in at the office. It is $10.00 per guest, if your visitor(s) will be spending the night.
VEHICLES AND PARKING
Speed limit is always 5 MPH within the Resort! This is for everyone's safety and to keep the Resort a pleasant environment for all our guests. If you are stopped for speeding, we will kindly remind you to follow the posted signs and reduce your speed.
Guests at Riverside Inn & Cabins: Due to our limited parking spaces, no trailers are allowed at this location. We have overflow parking available at Ouray RV Park & Cabins, less than 1/8 of a mile away. Advanced reservation for these overflow spaces are required.
All RV’s must be parked as instructed by an Ouray RV Park Staff Member. Our policy is to guide you into your space in order help you maximize the space in your site and avoid any problems. Parking of tow vehicles should not obstruct the main road in front of your site.
Riding ATV’s of any sort is strictly prohibited on Resort property. You may drive your ATV up to the gas station adjacent to the Resort and back to your Cabin / RV site only. Only adults can drive ATVs to the gas station.
Ouray does not allow any ATVs (even if licensed and plated) to be driven on HWY 550 (Main St). If you drive to the gas station adjacent to the park, stay on the shoulder.
RV site includes RV + 1 vehicle and trailer. Only 1 RV (Sleeping domicile) per site. No more than three vehicles (trailers included) are allowed on a site at any time. Additional vehicles will be charged $10 per night and are subject to available space in the park. If your trailer is too large to fit into your site, please ask us about available overflow trailer parking and we will be glad to assist you.
Outdoor gazebos are allowed in your RV site if they do not interfere with adjacent sites. Be advised that these must be tied down securely, as we have strong winds in the Resort during all seasons.
We are NOT Zoned for Tent Camping. Additional tents for sleeping may NOT be set up on Resort property.
Washing of RV’s is allowed within the Resort at no additional charge.
Pets are not allowed in any public buildings or Cabins (except for Rustic Cabins and designated Pet Friendly Hotel Rooms). We must be notified in advance of pets that will be going into those specific cabins / hotel rooms. If you booked through an external website (Booking.com, Expedia, AirBNB, etc) you must call the office in advance to verify the cabin or hotel room you have booked is pet friendly and pay all additional fees up front.
Pets are always permitted in RV sites if kept quiet and leashed when walking through our Resort or outside of your RV. Do not leave your pet outside unattended! We do not have any restrictions on size or breed. No more than 4 pets per RV site.
We accept a maximum of 2 pets per Rustic Cabins and designated Pet Friendly Hotel Rooms.
Note: All rooms or cabins with pets require a $100 refundable deposit and a $20/night per pet non refundable cleaning fee. Total fees in addition to the $100 refundable deposit will be as follows: One (1) pet- $20 for one night or $40 maximum Fee for 2 nights or more. Two (2) pets: $40 for 1 night or $80 Maximum for 2 pets for 2 or more nights. Pets may not be left unattended in the room or cabin at anytime. The Pet surcharge with all reservations is automatically added to the reservation after booking once we confirm that pets will be in the room or cabin. Add the number of Pets during initial reservation via Guests drop down box. Pets may not be left unattended in the Cabin or Hotel Room while the pet owner is off property to ensure the pet's safety and comfort.
We do not have a designated pet walk. Many guests enjoy walking pets by the Riverwalk. Clean up after your pet immediately! We want to keep the Resort nice for all of guests. If you or your guests are observed by staff to be in violation of our pet policies, one verbal warning will be issued. A second violation of our policies will result in an immediate eviction from the Resort with no refund.
Wood burning campfires are NOT permitted in the Resort due to the fire risk associated with severe high winds in the area. Propane firepits, charcoal grills, and wood pellet grills are permitted (unless Ouray County has deemed any fire restrictions for the season). Please dispose of your coals after they are completely cold in the dumpster.
We offer propane firepits for rent at the office, which many of our guests find very enjoyable. Please contact us to reserve a firepit and we will deliver to your Cabin or RV site!
SAFETY & DISCLAIMER
Please secure your own valuables. The Resort is not responsible for loss or theft. The Resort is not responsible for any accidents or injuries on property.
CABINS & HOTEL ROOMS RENTAL POLICY
A valid credit card is required on file for all Cabin and Hotel Rooms. While in the Cabin or Hotel Rooms, please remember the following:
Our Cabins and Hotel Rooms are cleaned professionally for the next guests, we ask that you leave the Cabins and Hotel Rooms in good condition, as expected with any Rental.
JEEP RENTAL POLICIES
TIRE AND WINDSHIELD INSURANCE: Purchase tire & windshield insurance for $25/day vs. replacement tires at $250 each and windshields at $500. Insurance covers (1) tire under normal driving conditions.
AUTO INSURANCE: You must provide your own proof of comprehensive and collision insurance prior to rental. (Most insurance cards do not show this.) We do not provide or offer any insurance of any type. You are responsible for 100% of all liability, damage or loss by you including damage caused by weather, acts of God or terrain conditions. You are responsible for the cost of repair or actual cash value of the vehicle on the day of loss if it not repairable or if we elect not to repair it. You are responsible for the theft of the vehicle, loss of use, diminished value of the vehicle caused by damage to it or repair of it. Damage or replacement costs are determined by manufacturer’s List Price at the time of the incident.
CANCELATION POLICY: Reservations must be canceled 48 hours before your 1st rental day to receive a full refund. Failure to contact us by email or by phone will result in the full charge of the credit/debit card on file. Please note: Voicemails will not be accepted for cancellations, no exceptions. You must have an email confirmation for your cancellation from us. Changes to reservations will not be accepted 48 hours prior to rental.
DRIVERS: Anyone 25 years of age or older with a valid US Driver's License may be an additional driver of the Jeeps. However, they must provide separate full coverage auto insurance unless there is proof that they are covered under the primary driver’s insurance. Their name, date of birth, and phone number must also be listed on the rental agreement.
PROHIBITED: Black Bear Pass and Poughkeepsie Gulch are prohibited in all rentals.
PICKUP AND DROPOFF: 8am to 5pm. Pick-up may be available between 6:30- 7:30 pm the night before—check for availability. Please leave comment on your reservation if you would like to do this, we will try to accommodate.
LATE FEES AND EXTRA INFO: As of 1 minute late / $50 per hour. We usually book out 100%, so the next customer will be delayed, when our Jeeps are not returned on-time. Jeeps must be returned with a full tank of gas AND cleaned, or there will be an additional charge of $100, plus gas.
